1. Who We Are and What This Policy Covers

HomeJam LLC, doing business as HomeJam.ai ("HomeJam", "we", "us"), is a Florida limited liability company and a licensed Florida real estate brokerage (license CQ1075403). Our address is 5131 Coral Wood Dr., Naples, FL 34119. You can reach us at info@homejam.ai or 855-302-7880.

This Privacy Policy describes how we collect, use, share, and protect information when you use homejam.ai, its subdomains (including news.homejam.ai), our HomeBase homeowner dashboard, our valuation and listing tools, our chat and phone support, and any other service that links to this policy (together, the "Services").

HomeJam is not a lender, a law firm, a title company, an insurer, or a home inspector. Where those parties handle your information, their own privacy practices apply, as described in Section 6.

2. Information We Collect

2.1 Information you give us

Account information: name, email address, phone number, and password or sign-in credentials managed by our authentication provider. Phone and email verification are required to create an account.
Property information: property address, ownership details, property characteristics, condition, upgrades, HOA or condo association details, and any facts you enter in the listing wizard or seller disclosure forms.
Valuation and financial inputs: intent to sell or buy, timeline, mortgage balance, purchase price, down payment, loan amount, and similar inputs you enter into the home value, seller net sheet, and buying power tools.
Prequalification requests: if you ask to be connected with a lender, we collect your name, email, phone, desired loan amount, timeframe, and the lender you selected. This is nonpublic personal information and is collected only when you submit the request.
Tax identification numbers: at or before closing we may collect your Social Security number or ITIN where required for IRS Form 1099-S reporting or FIRPTA compliance. These are collected only for that purpose.
HomeBase documents: if you use HomeBase, you may upload mortgage statements, property tax bills, insurance policies, utility bills, warranties, and similar records. We extract data from these documents (for example, lender name, balance, premium, due dates, usage) to build your home record.
Photos: listing photos, room photos you upload to Reimagine My Space, and photos delivered by a HomeJam photographer. Photos may contain metadata such as location and capture time.
Inspection reports, condo and HOA documents, proof of funds, and other transaction documents you upload or that a counterparty uploads on a transaction you are party to.
Offer and contract information: offer terms, contingencies, counteroffers, signatures, and the identity information used to verify e-signatures (name, email, phone, IP address, timestamp).
Stated intent selections: choices you make inside HomeBase such as "Preparing to Sell", a sale timeline, how you plan to fund a project, or interest in financing. We record only what you select. We do not infer or score your intent.
Communications: emails, website chat messages, contact-form submissions, support tickets, and phone calls with our team.
Photographer and service-provider information: if you work with HomeJam as a photographer or professional, your business details, tax information, and payout account details handled by our payments processor.

2.2 Information collected automatically

Device and usage data: IP address, browser type, device identifiers, pages viewed, referring URLs, and interaction events with our tools.
Journey events: we log steps you take in the Services (for example, that a valuation was viewed or a prequalification was started) so we can operate the Services and measure what works. Where you decline consent, we strip identifiers and session linkage from these events but keep the operational content.
Attribution data: the campaign, source, and any partner identifier in the link you used to reach us, stored in a first-party cookie for about 180 days. See Section 7.
Call recordings and transcripts: see Section 8.

2.3 Information from other sources

Multiple listing services (MLS) and listing feeds, county property appraiser and clerk records, and licensed property-data providers, used for valuations, comparable sales, market statistics, and property records.
Public records used for marketing outreach, including probate filings, expired or lapsed listings, and owner-of-record mailing addresses. See Section 9.
Address and mapping data from Google Places when you enter a property address.
Lender and title partners, who may confirm the status of a request you asked us to route to them.

3. How We Use Information

To provide the Services: valuations, net sheets, listings, MLS publication, offers, e-signatures, closing coordination, HomeBase, and support.
To verify identity and prevent fraud, including e-signature verification and buyer verification.
To connect you with partners you ask us to contact (lenders, title companies, photographers, local professionals).
To communicate with you about your transaction, your account, and your property.
To send marketing communications where you have consented or where permitted by law. See Section 9.
To measure and improve the Services, including which pages and messages lead to completed actions.
To comply with law, including real estate licensing, tax reporting, fair housing, and record-retention obligations.
To review our own calls and chats for compliance and quality.

4. Artificial Intelligence

Several features use AI models operated through Preston, an AI middleware platform owned by our affiliate KFE Real Tech Inc. Examples: home value narratives, extracting data from documents you upload, generating room design concepts, drafting marketing descriptions from verified listing facts, summarizing inspection reports, and reviewing call transcripts for compliance.

AI providers: Anthropic and OpenAI process text and images to deliver these features. Our agreements with these providers do not permit them to train models on your data.
Verified data only: AI features receive only data you provided or that we verified. AI does not decide anything about your transaction on its own; a person reviews outputs that affect a listing, contract, or offer.
Legal documents are not written by AI. Contracts and disclosures are assembled from attorney-drafted templates using the facts you entered.
Retention: by default, prompts and outputs are not retained by the AI platform beyond what is needed to deliver the result and keep an audit record. Audit records do not contain your raw prompts or documents.
Estimates: valuations, equity figures, affordability figures, extracted document data, and room concepts are estimates or drafts and may contain errors. Confirm important figures before relying on them.

5. Marketing Measurement and Advertising

We measure whether our marketing works using server-side conversion reporting. Beginning September 23, 2026, when you complete an action such as a valuation or listing start, we may send a hashed version of your email address and an event identifier to the advertising platforms below so they can match it to an ad you saw.

These transfers are gated on your cookie consent choice and honor Global Privacy Control.

6. How We Share Information

We do not sell your personal information. We share it in the following ways:

Lender partners: only when you submit a prequalification request. We send the lender you selected your request and contact details. The lender's privacy policy governs from that point. HomeJam may receive a flat placement fee from partner lenders for a defined period. It is not paid per customer or per referral. You are never required to use a partner lender.
Title and closing partners: transaction details and documents needed to open and close escrow, including tax identification numbers where required. HomeJam does not own, and has no financial interest in, any title or closing company. You are free to select any title provider.
MLS and listing syndication: when you list, your listing information and photos are published to the MLS and redistributed to public real estate websites (for example Zillow, Realtor.com, Homes.com, Redfin) and to other brokers. Listing data becomes public and is retained by those services under their rules. Your name, phone, and email are not published in the listing.
Counterparties and their representatives: sellers, buyers, buyer brokers, and their attorneys see the transaction information needed for the offer, contract, and closing.
Photographers: your property address, access details, and contact information for scheduling. Photographers are independent contractors.
Local professionals and retailers: if you use "Hire a Local Pro" or a DIY shopping list, we display third-party listings and product links. We do not send them your information unless you contact them; when you click through, their policies apply.
Service providers: companies that host and operate the Services under contract. See the sub-processor list in Section 13.
Legal and safety: to comply with law, regulators (including the Florida Real Estate Commission and DBPR), subpoenas, or to protect rights and safety.
Business transfers: in a merger, acquisition, or sale of assets, subject to this policy.

7. Cookies and Similar Technologies

hj_consent: stores your cookie consent choice. Not HttpOnly so the site can read it.
hj_ft: a first-party, write-once cookie that records how you first arrived (campaign source and any partner or lender identifier) and a session identifier. Lasts about 180 days. Deleted if you decline consent.
Authentication cookies from our sign-in provider to keep you logged in.
Analytics: Google Analytics 4 in a consent-gated configuration.

We honor Global Privacy Control signals as an opt-out. You can change your choice through the consent banner or by clearing cookies. Declining does not prevent you from using the Services.

8. Call Recording and Chat

Calls to and from HomeJam business lines are recorded and transcribed after a recorded disclosure plays. If you prefer not to be recorded, tell us and we will help you another way. Recordings and transcripts are reviewed by our staff and by an AI compliance review that flags conversations for human follow-up. We do not use recordings to make automated decisions about you.

Website chat conversations are stored, may be answered by an AI assistant grounded in HomeJam's published facts, and may be transferred to a human. Chat transcripts are retained with your property record.

Recordings, transcripts, and related compliance reviews are retained for five years, or longer under a litigation hold. Recordings are stored encrypted in AWS in the United States.

9. Marketing Communications

Email: marketing email is sent from the news.homejam.ai subdomain. Transactional email about your account or transaction is sent from no-reply@homejam.ai. Every marketing email includes an unsubscribe link. Unsubscribing does not stop transactional messages.
Calls and texts: we send marketing calls or texts only with your prior express written consent, captured with the exact disclosure text and version you agreed to. Reply STOP to opt out of texts. Consent is not a condition of purchase.
Direct mail: we send postcards and letters to property owners using owner-of-record mailing addresses from public records, including county property appraiser data, probate filings, and expired listing records. This mail is not based on anything you told us in the Services. To opt out of direct mail, email info@homejam.ai with the property address.
Partner and lender nurture: if you apply as a lender partner, we may send a short series of follow-up emails with an unsubscribe link.
HomeBase intent selections are not used to send you marketing unless you separately consent to marketing on that channel.

10. Data Retention

Transaction records (listing agreements, contracts, disclosures, signatures, closing records): at least five years after closing or termination as required by Florida real estate law, and longer if required by tax law (Fla. Stat. 475.5015).
Consent records: retained with the exact text and version you agreed to for as long as the related account or record exists.
Call recordings and transcripts: five years, or longer under litigation hold.
HomeBase documents and photos: while your account is active and for 90 days after account closure, unless you delete them sooner.
Journey and analytics events: 24 months, after which identifiers are removed.
Tax identification numbers: only as long as needed for reporting and the related retention period.

11. Security

We operate a written information security program aligned with SOC 2, including encryption in transit and at rest, least-privilege access control, immutable audit logging of access and changes to sensitive records, secrets management, vulnerability management, and incident response. Borrower and tax identification data are redacted from logs. No system is perfectly secure; if we learn of a breach affecting your information we will notify you as required by Florida law.

12. Your Choices and Rights

Access, correction, and deletion: email info@homejam.ai. We will verify your identity before acting. We may keep information we are legally required to retain (Section 10).
Marketing opt-outs: Section 9.
Cookie choices and Global Privacy Control: Section 7.
Residents of states with comprehensive privacy laws: to the extent those laws apply to HomeJam, you may have rights to know, delete, correct, port, and opt out of targeted advertising or profiling, and to appeal a denied request. Submit requests to info@homejam.ai. We will not discriminate against you for exercising them.
Nonpublic personal information shared with lenders is governed by the Gramm-Leach-Bliley Act notices those lenders provide.

14. Children

The Services are for adults. We do not knowingly collect information from anyone under 18. If you believe a minor has provided information, contact us and we will delete it.

15. Third-Party Links

The Services link to third-party sites and products. Their policies govern your use of them.

16. Changes and Contact
