A seller net sheet is an estimate of what you will actually walk away with after selling your home. It starts from your home's value, subtracts your remaining mortgage payoff, and subtracts your estimated selling costs, leaving your estimated cash at closing. HomeJam builds this for you from your free valuation, using Florida rules and its own fee schedule.
Your take-home depends on three numbers: your home's sale price, how much you still owe on your mortgage, and your selling costs. As an example, on a $338,000 home with $150,000 still owed and about $21,000 in selling costs, you would walk away with roughly $167,000. Your own numbers will differ. In Florida, sellers typically pay for the documentary stamp tax on the deed, owner's title insurance, a title or closing fee, recording fees, and prorated property taxes up to the closing date. If you offer to cover the buyer's agent commission, that is added too. HomeJam separates its own known fees from these estimated third-party and statutory costs so you can see exactly where each dollar goes.
Both do, but different ones. Buyers usually pay lender and loan-related costs, while sellers usually pay the documentary stamp tax, owner's title insurance, and their share of prorated taxes.
